To log in as a user with administrator privileges:
- Click Log Out when the system returns the message 'Are you sure you want to quit all applications and log out now?'
- When the login screen appears, select a user with administrator privileges, type the appropriate password, and then press Return.
Note: If your computer is set to automatically log you in each time you start it, but you want to log in as another user, hold Shift when the Mac OS X Startup Screen appears and release it when the login screen appears. If you don't have access to an account with administrator privileges, contact your system administrator.
Privileges.app for macOS is designed to allow users to work as a standard user for day-to-day use, by providing a quick and easy way to get administrator rights when needed. When you do need admin rights, you can get them by clicking on the Privileges icon in your Dock. Only administrator users can use sudo. If you’re not logged in as an administrator, you can do so by entering the following command, where adminUsername is the name of an administrator user:% su adminUsername. You’re asked to enter the password for adminUsername, after which a new shell is opened for that user.

Are you sure your log in account is an Admin account? Check that in Users & Groups preferences.

What are the associated permissions for the program's file in your Applications folder and what permissions are associated with Applications folder itself? They should be, respectively:

Close All Open Apps Mac
Check these and, if needed, change them by selecting the file or folder. Press COMMAND-I to open the Get Info window. The Sharing & Permissions panel is at the bottom. To make a change you first need to click on the little lock icon and authenticate with your admin password.
